If you are and have that big special family celebration coming up or are considering spending the summer holidays with another couple of families and are searching for a party property then Rowan Barn is the ideal choice for you. Located within a peaceful and tranquil valley yet only four miles to one of the best beaches in West Cornwall, this beautifully appointed estate is tailor made for large groups who want to celebrate that special birthday or who just want to spend some quality time together chilling out on holiday with the children. Rowan Barn dates back to around 1740 when it formed part of the Godolphin Estate which was owned by the fourth Duke of Leeds. Nestling in five acres of grounds, it is surrounded by mature trees, lovingly tendered lawns, an orchard, a trout lake and a Cornish meadow. The estate is teeming with wildlife such as badgers, foxes, rabbits, birds of prey and not to mention the herd of Saddleback pigs (where the bacon and sausages come from!) although they will sadly be on holiday at the time of your visit! The current owners have spent several years renovating Rowan Barn which is now a highly acclaimed and successful B&B and self catering operation. For the past three years, The Barn has consistently been awarded four stars and a Gold Award by UK tourism Associations’ for its outstanding accommodation and facilities (including a specially adapted bedroom and en-suite for disable guests). The owners have now decided to holiday let the entire operation to large groups over the main summer weeks of the ensuing season. The estate consists of three self contained properties. A large barn that accommodates eight guests, an enchanting former dairy that sleeps two guests (ideal for Grandma and Granddad!) and the centre piece which is a former tractor barn that has been converted into an extensive open plan living space which comes complete with a commercial kitchen that could cater for a coach party! One of the many benefits of Rowan barn – and there are many - is the delightful covered deck area which leads off from the communal living space. Decorated with flowering tubs, little baby Olive trees and pots full of delicious herbs; the deck is furnished with long trestle tables and benches, outside lighting and a large BBQ. This is the perfect area for that daily get together when the family have come back from a day out on the beach and can then dine and party under the stars! An additional two en suite bedrooms are attached to the end of the barn, one of which has been classed as M2 level for disabled guests. Rowan Barn is situated equidistant from Helston and Penzance (approx seven miles) and is a short drive to the three miles of golden sands at Hayle.

    The area is dotted with little villages, great pubs, attractions and numerous good restaurants serving some of the finest fresh fish and seafood in the world. Rowan Barn is a fabulous estate for a group holiday and it will certainly not disappoint however, you will need to book early!

     Access to Rowan Barn is down a single lane track for approx half a mile leading to an open parking area for several cars.

    The Barn – accommodating eight guests: Entrance up original 200 year old stone steps to first floor, Oak stable door and 50 foot open plan living space with high vaulted ceiling, large Velux roof light and exposed beams. Free standing wood burning stove, sofa and armchair seating, dining table and chairs. Flat screen television and DVD player. Kitchen area with fully fitted solid Oak units with granite worktops, large range style cooker with seven gas burners, two electric ovens, grill and canopy with  extractor and lighting. Large ceramic “Belfast” style sink, dishwasher and two larder fridges. Central island with granite worktop and additional sink. Slate floor. Bedroom One: King size bed with additional furniture, hair dryer, Velux ceiling light and views over the fields. En-suite shower room with thermostatic shower, hand basin, WC, down lights and terracotta floor tiles. Stairs to ground floor accommodation. Door to exterior. Bedroom Two: The Beech. Double pine bed with matching furniture, soft neutral colour scheme, flat screen television and hair dryer. En-suite shower room with large cubicle and thermostatic shower, WC, hand basin, heated towel rail. Bedroom Three: The Hazel. Pretty room with king size bed, additional furniture, flat screen television and hair dryer. Large fully tiled en suite bathroom with bath and thermostatic shower over, bi-fold screen. Hand basin with shaver point, W.C. Wall mounted heated towel rail. Bedroom Three: The Willow. Largest of the three bedrooms with two 3ft zip link beds, pretty soft furnishings, large exposed ceiling beam, additional pine furniture, flat screen television and hair dryer. En suite bathroom with bath, thermostatic shower with bi-fold screen, hand basin, W.C. wall mounted heated towel rail. Outside: large paved area with pretty flower pots and bench seating.

    The Diary – accommodating two guests: Entrance through front door into open plan living space. Sofa seating, flat screen television with DVD player, dining table and chairs. Kitchen area with fully fitted units, solid wood work tops. Ceramic “Belfast” sink. 90cm large range cooker with gas hob and electric oven, grill with extractor fan. Dishwasher and washing machine. Double doors to private raised deck area with suitable outdoor furniture and views over the orchard. Bedroom with king size bed, additional furniture and hair dryer. En-suite shower room with large cubicle and thermostatic shower, hand basin, WC, wall mounted heated towel rail.

     The Tractor Barn – accommodating four guests:

     The Oak Room. Specially adapted bedroom and en suite for disabled guests to level M2. Entrance through large door. Very pretty room with super king size (zip link) bed and white wood furniture. Flat screen television, hair dryer and slate floor tiles throughout. En-suite wet room with thermostatic shower, hand basin, WC and wall mounted heated towel rail. Please note that the en-suite has been fully adapted for M2 disabled use.

    The Ash Room: Entrance through large door to expansive room with king size bed, sofa seating, pretty soft furnishings, additional solid wood furniture, flat screen television, hair dryer and slate floors throughout. Beautifully appointed en-suite with bath, thermostatic shower and glass screen, hand basin, WC, wall mounted heated towel rail and Velux roof light.                   

    The Tractor Barn living space: Measuring over 60 feet in length, this stunning space with a high vaulted ceiling and open beams encompasses a huge granite fireplace with wood burning stove at one end and a large commercial kitchen at the other. Two sets of double doors can be opened in the summer which lead straight onto the raised exterior deck. Sofa seating for up to 14 guests, 42 inch flat screen television with free view channels and music system. Dining tables and chairs that can be placed together to seat 14 guests. Piano (for those evening sing alongs!) Breakfast bar and kitchen area: Superbly appointed unit with extensive appliances and equipment to cater for large numbers of guests. Large four oven commercial Aga cooker with three plates. Tiled work top with sink unit, under counter fridge and freezer. Dishwasher, microwave and additional commercial size fridge. Additional two sinks and worktops/drainer. Separate utility barn with washing machine, tumble dryer and ironing board. Pretty 80ft covered deck area with bench seating for up to 14 guests, large gas BBQ, outside lights including fairy and flood (perfect for dining under the stars!). Extensive lawned areas, orchard, woodland and meadow walks, large stream fed lake with fishing rights (please see notes below) Parking for several cars.           

     Please note:

     Rowan Barn is not available for single sex parties, groups of sporting enthusiasts or groups of guests under the age of 25.

      Guests are kindly asked to refrain from smoking inside the properties and unfortunately, pets are not accepted. 

        Guests are welcome to fish the lake however this facility is only available upon prior request. Only barbless hooks are permitted and all fish must be returned. Swimming is not permitted and children must be supervised at all times. 

          Upon request, a full grocery ordering service is available together with any other concierge requirements.

          Located within scenic St Ives Bay, Hayle is a hugely popular holiday destination with undulating sand dunes forming an impressive backdrop to a magnificent three miles of golden sands that stretch all the way from the Hayle River to the Godrevy Lighthouse. This superb beach area alone provides a perfect location for family holidays and a plethora of beach activities and sports to numerous to mention. The town is shortly to benefit from a huge regeneration project which has been funded by European Community budgets and will transform the central docks and surrounding areas with shops galleries and affordable housing. The upper reaches of the Hayle River estuary is an official RSPB Reserve and the winter home of countless thousands of feathered migrants. On the outskirts of the town you will discover Paradise Park Wildlife Sanctuary, home of the World Parrot Trust. The park also contains a Special Breeds Farm and the Cornish Otter Sanctuary and was twice voted 'Cornwall's Holiday Attraction of the Year'.
